The site

This site is agricultural land, previously used for crops and livestock and is situated in a peaceful rural country setting, on Waen Lane, in the village of Maesbury Marsh. The site is approximately a mile from Oswestry, the nearest town.

Geographical location

Oswestry is a market town located on the border of England and Wales. Famous for its outside markets on Wednesdays and Saturdays, and its livestock market, Oswestry is one of the country's oldest recorded border towns. The town centre boasts a number of independent and high street shops along with a number of specialist retailers. It has leisure facilities and a number of popular restaurants. Oswestry Showground plays host to a variety of annual fairs, music festivals and the Oswestry show.

The area is renowned for its excellent state and private schools, including Oswestry School, Moreton Hall Girls School, Adcote School for Girls, Ellesmere College and Packwood Haugh. There are good road links to Chester, Shrewsbury and Welshpool. Gobowen railway station is approximately three miles from Oswestry.

Planning permission

The land, with outline planning permission, is available for development and is divided into four plots, shown edged red on the plan (see attached), to accommodate four self-build dwellings. One of the plots is currently being developed.

Each plot is subject to the CIL and a Section 106 Agreement with Shropshire Council.

Three plots of land are for sale. This listing relates to Plot 1 - Area = 517 sq. mtr.

The three plots have water and electricity services and are accessed via a private tarmac road into the site. BT services are in Waen Lane. The site is open to the south, bounded on the west by a concrete post and timber panel fence, and surrounded by mature trees / hedges elsewhere.
