We had been told by a previous planning consultant that our dream home would not get planning permission. We were recommended to call Steve Hesmondhalgh & Associates. Steve was immediately helpful and identified a potential way forward. He organised all other consultants and was always conscious of the need to keep fees to sensible, manageable levels. Our application was submitted by Steve and at Committee it was recommended for approval. The Committee approved the application unanimously. Outline planning permission as approved for 5 large plots on the edge of this highly desirable village in North Yorkshire. Planning was never straightforward and after one unsuccessful appeal it was feared the project would not proceed.
Revisions to the scheme to change the mix and present the plans in a different light helped to guide the scheme through planning and permission was granted in 2018.
Three of the five plots have now been sold and further advice has been provided to the plot purchasers to help them realise their dream homes.
Following difficulties faced by the owner of this range of farm buildings on the edge of Harrogate in North Yorkshire Steve and his team were called in to deal with the problems that the owners faced.
Steve Hesmondhalgh & Associates were able to identify that by using Class Q permitted development rights the scheme could proceed and ultimately it was permitted by the Council and will be developed early in 2020.
Planning permission had been refused some years ago for a larger development on the site for the landowner. She approached Steve Hesmondhalgh & Associates and asked if there was scope to build a single large bungalow on her land so that she could sell off her larger house.
Following an initial submission to try to two bungalows the single larger bungalow emerged. Despite working closely with the Council planners the scheme faced a recommendation for refusal at Committee. However, a successful presentation at Committee by Steve Hesmondhalgh of this excellent scheme overturned the recommendation and led to an approval on the site.
